I like the idea but did not like renting properties. I suggest most people should get management company to handle the work. They screen people and collect rent. Another way is to invest in Reits but they have had problems in last few years. Now i like to invest in MLP companies like pipelines to get paid.

People ALWAYS have to live somewhere, which is why real estate is and has always been a safe investment . . . if done right.

Great overview of the "tried and true" way to invest in real estate without the risk associated with "flipping". Since the bottom fell out of flipping, I'm sure there are tons of people looking for a safer alternative. And, I suspect the higher end rental market does well when foreclosures trend up...people have to live somewhere, right?

Do you buy homes in areas without PMI? Appliances have a 7-year life-span...no numbers showing annual appliance or maintenance expenses? No what-if expense per unit? It's never going to snow where you buy properties....no cleaning expenses? No vacancy expenses factored in? No courtroom eviction fees factored in? Where are the numbers showing the expenses for turning over a unit once it's vacated?

If you make $126 a month it will take you rougly 5 months to make up for getting a new tenant in there if you have a PM.
